Isopad House/Franklin Court, Borehamwood
This site was previously formed by two large office blocks located adjacent to a prominent roundabout in the centre of Borehamwood close to the Town Centre. EAS worked on this site since 2013 first for a regular developer client to gain planning permission and then with a further regular client who purchased the site and built out the development.
The scheme is a development of 150 flatted units. At planning EAS prepared the Transport Assessment, draft Travel Plan and Flood Risk Assessment, but due to the significant local interest took part in many Local Authority and Highway Authority meetings as well as partaking in an Architects Design Review meeting.
Following the granting of permission and sale of the site EAS were appointed to discharge numerous transport related planning conditions and also to prepare the Section 278 and minor S38 designs for the altered access and boundary arrangements at the site. Due to the limitations of the site in this tight position EAS also worked with the developer to solve build options including liaison with utilities and site compound phasing and deliveries options.
The client welcomed our whole team at the site for a visit on completion and we were able to see how our planning and design input has helped shape the development, from the car parking and cycle store, refuse arrangements, access ramps, highway design and drainage, to the measures implemented as part of the ‘ongoing’ travel plan where we also act as the Travel Plan Co-ordinator.
