A Flood Risk Assessment and Transport Statement were prepared for the former police station site to support reserved matters and discharge of conditions application made by Weston Homes throughout 2019-2020 for 85 flatted units and 6 houses.
The Flood Risk Assessment examined all sources of flooding provided a SuDS strategy for the development. The SuDS strategy mainly relied on permeable paving to provide the required attenuation volumes for both the hardstandings and roof area, whilst achieving water quality improvements. A 50% reduction in the brownfield runoff rate was negotiated reducing the flood risk to the local area.
A Transport Statement was provided to support the development. Brentwood Police was a significant trip generator with a number of police related activities taking place. EAS were able to demonstrate through the use of TRICS data that the residential redevelopment would generate less traffic than the former use and therefore not require offsite mitigation measures. EAS also demonstrated that the proposed parking provision would be suitable for the sustainable location taking into account local car ownership levels.
Construction of ‘1023 WEST’ is now underway.
