The site was located in Flood Zone 1 at low risk of flooding from the River Roding. However, due to its proximity to the river, the flood risk from a breach of the river wall had to be assessed.
A river wall condition survey was carried out, and it was demonstrated to the Environment Agency that the wall could be maintained, and crest levels of the defences could be increased in the future in line with climate change. Mitigation measures were included to ensure that the residents and visitors were safe and could quickly evacuate the area in the event of a breach.
The proposed drainage strategy followed the Sustainable Drainage hierarchy by including lined permeable paving to filter the runoff and a discharge directly to the River Roding. This offered a significant improvement compared to the existing situation. The application was approved in March 2021.
